Confused about what your lawyer actually checks when you buy a property?

A LIM (Land Information Memorandum) comes from the council. It tells you about consents, zoning, drainage, hazards, and anything the council holds on record about the property.

A title search tells you who owns the property, what's registered against it, and whether there are any mortgages, easements, or covenants that could affect you.

Under NZ law, you're legally entitled to independent legal advice before signing a retirement village occupancy agreement. Most people don't use it.

We help seniors and their families understand exactly what they're signing. The fees, the refund terms, the rights, in plain English.

Investors are starting to come back to the NZ property market.

If you're purchasing as a trust, company, or partnership:
β†’ Is your trust deed current and fit for the new tax environment?
β†’ Is your company structure appropriate for the investment?
β†’ Have you considered how the property will be held for future estate planning purposes?

Getting the ownership structure right before settlement, not after, can save significant cost and complexity down the track.

We advise property investors on structure, acquisition, and compliance. Let's talk before you sign.

One thing the current market has made very clear: overpriced properties are sitting.

With more listings than buyers in many parts of Auckland, vendors who price to the market are selling.

From a legal perspective, this is also a reminder: once you've signed a sale and purchase agreement, you're bound by it. Price, conditions, settlement date, these need to be right from day one.

Before you list, make sure your legal position is solid. We can review your sale agreement and flag anything that could cause issues later.

If you're buying or selling in Christchurch, you're in one of the country's most active property markets right now.

Canterbury has emerged as a standout performer in 2026, with stronger buyer confidence, more transactions, and property values holding up better than in the main centres.

Whether you're buying your first home, upsizing, or settling an estate, we can help with clear, practical legal advice, and we're available when you need us.
