What happens when the home you’re buying gets appraised?

For most financed purchases, the lender will require a home appraisal to provide an independent opinion of the property’s market value. It’s an important step in the home-buying process, but it can also raise questions, especially when the appraised value comes in below the purchase price.

A low appraisal doesn’t necessarily mean the transaction is over. Depending on the contract and circumstances, there may be options to renegotiate, challenge the appraisal when appropriate, or determine another path forward.

One of the things I've noticed while hosting open houses in West Village is that buyers often come to see the home, but leave talking about the neighborhood.

July’s numbers tell the story of a market that’s becoming more deliberate.

• Average sale price: $350,000
• Sale-to-original list price: 95.6%
• Average days on market: 88
• Active inventory: 1,366 homes
• Absorption rate: 4.7 months

My take: Higher prices don’t necessarily mean a hotter market. Buyers are negotiating more, homes are taking longer to sell, and inventory remains steady. That’s the definition of a balanced market.

The headlines rarely tell the whole story. The data usually does.
