Starting January 1, 2027, homes in South Louisiana with a FORTIFIED designation can qualify for new insurance discounts:

29% FORTIFIED Roof
43% FORTIFIED Silver
49% FORTIFIED Gold

These discounts apply to the hurricane portion of your homeowners insurance premium.
Louisiana also offers grants of up to $10,000 to help qualifying homeowners upgrade to a FORTIFIED roof.
The current grant round is closed, but more rounds will be announced.

Replacing your roof soon? It may be worth looking into FORTIFIED before you start.

Lafayette prices dipped. Sales went up. Read that again.

Redfin’s August numbers for Lafayette:

404 homes sold, up 7.8% from last year
Median sale price $247,079, down 1.6%
Median days on market: 57, up from 50
Homes sold for 96.8% of list price
Only 11.7% sold over asking

Buyers didn’t disappear. They just stopped overpaying.

So what’s going on? The homes that sell are priced right on day one. The ones that aren’t just sit. And every week a house sits, the buyer gets more leverage.
