The opening ceremony will feature inspiring stories from local survivors, followed by the walk at 4:15 p.m.

Depending on who you talk to, the market is either booming or slowing to a crawl.

But what do the numbers actually say?

I recently sat through Bill Baquet's Q3 market update, and a few things really caught my attention.

📈 2,652 homes sold in Lafayette Parish through September — UP 3.1% from last year!

🏠 Existing-home sales are up nearly 5%.

🔥 Homes priced $300,000 and above? Sales are up approximately 11%!

But here's where it gets interesting...

Not every price range is experiencing the same market.

A $225,000 home and a $650,000 home can face completely different levels of competition.

And that's exactly why I tell my clients that there's no such thing as a one-size-fits-all real estate strategy.

Your home's value isn't determined by a national headline, a Zestimate, or even what your neighbor's house sold for six months ago.

It's determined by what's happening in YOUR market, at YOUR price point, with YOUR competition.

Sometimes the work continues right up to the closing table. Today was one of those days. 🏡

After almost seven years as neighbors, I had the opportunity to help sell his home when his family moved him closer to them. When his daughter started looking for an agent, another neighbor recommended me. I’m grateful for that trust.

We sat down together and built a plan. Along the way, we adjusted the price, found our buyer, and worked through some significant repair negotiations. We were still resolving details today, but we found a way forward and made it to closing.
