If it does, you’ll have the option to refinance down the road if rates ease. Just remember—waiting for rates to drop can bring a surge of new buyers back into the market, often driving prices higher and erasing any gains from lower financing. New U.S. home listings have ticked up by 1.2%, reaching a three-month high—giving buyers a bit more to choose from. At the same time, pending sales have edged down by 1.3%, now at their lowest level since March. If you’ve been watching asking prices, you might notice the median asking price dipped just 0.1%, even though the median sale price is still 1.8% higher than last year. Higher mortgage rates and ongoing economic uncertainty are clearly influencing both buyers and sellers right now.
