Your home is already in escrow—and now the buyer comes back after inspections asking for repairs, a credit or even a price adjustment.

For sellers, the first reaction is often: “Wait. We already agreed on a price.”

But an inspection request doesn’t necessarily mean you should agree to everything—or reject everything.

I’d look at what the inspection actually uncovered, whether the request involves a significant issue or more of a buyer wish list, how the buyer arrived at the amount they’re requesting, and the strength of the transaction you already have.

Sometimes a reasonable credit can help preserve a strong deal. Other times, pushing back may make sense.

The important thing is to look at the entire transaction before responding.

You inherited a home in Los Angeles. Now what?

Should you sell it? Keep it? Rent it out? Fix it up first?

It can be a complicated decision, particularly when it was a longtime family home, the property needs work, or several family members are involved.

Before deciding, I’d look at the home’s current market value, condition, ongoing ownership costs, potential rental income and whether spending money preparing the property for sale actually makes sense.

Your Hollywood Hills listing expired. Should you relist with the same agent—or hire someone different?

An expired listing doesn’t automatically mean you hired the wrong agent.

Before signing another listing agreement, I’d want to understand why the home didn’t sell and what will actually change the second time around.

Was it price? Marketing? Presentation? Showing access? Buyer feedback? Or did the strategy simply never adjust when the market wasn’t responding?

Sometimes the agent needs to change. Sometimes the strategy needs to change. Sometimes both do.

Your Los Angeles home is in escrow—and then the buyer wants out.

Now what?

Before making any decisions, I’d want to know why the buyer is canceling, what contingencies are still in place and exactly where we are in the transaction.

And if the sale does fall apart, that doesn’t necessarily mean you’re starting from zero. There may be previous buyers to contact, a backup offer to pursue or an opportunity to relaunch the property with a stronger strategy.

You finally get an offer on your Hollywood Hills home.

The problem? It’s lower than you expected.

Before immediately rejecting it, I’d want to know a few things: How long has the home been on the market? Are there other interested buyers? How qualified is this buyer? What are the terms? And is there room to negotiate?

A low offer isn’t always a bad offer. Sometimes it’s simply the beginning of a negotiation.
