To retrieve records and begin the ADU permit process-
I visited city hall over 10 times, studied decades of records, and developed rapport with the department chairs of planning and building.

I increased the home's value by finding square footage errors in the home's records and worked with the county assessors office to publicly update and record the larger square footage.

I negotiated pricing with vendors to reduce costs for home staging, cleaning service, junk removal, and termite reports for 30%-50% less than their quotes.

I successfully marketed and presented the property with about 20-35 visitors on average per open house date.

When the home was tenant occupied, I worked with lawyers to help my seller coordinate with his tenants and find a mutual resolution legally.

I even assisted with moving furniture, painting, cleaning basements, trimming landscapes, and changing lights to prep for home staging and open houses.
