Fun Fact Friday. Pensacola is the Cradle of Naval Aviation.

NAS Pensacola opened in 1914 as the Navy's first air station. More than a century later, it is still where a lot of the people I work with start their time here.

Your orders came in. Here is the order I work in.

When a family has to sell one home and buy another on a date they cannot change, the timeline is the whole job.

1. Start at your report date. Everything else builds backward from it.
2. Line up the two closings. The sale and the purchase run as one plan, so you do not own two houses.
3. Cover any gap. A rent-back can keep you in your home a few days after closing, so you are not in a hotel with the kids.

I coordinate it from here, even if you are still at your current base.

5 things first-time buyers believe that are not true.

1. "I need a big down payment." A VA loan can be zero down.
2. "I probably cannot qualify." A 15-minute call with a VA lender is worth it before you decide.
3. "A low appraisal kills the deal." There is a process called a Reconsideration of Value.
4. "The builder's price is the price." The base price may be firm. Incentives, upgrades and closing cost help often are not.
5. "I cannot buy a house I have not seen." A narrated video walkthrough makes it possible. Carefully.
