Cool Murphy Real Estate We do things differently—because different works. Our proprietary approach wasn’t borrowed or recycled. Strategic, thoughtful, and full of heart.

It was built right here, from the ground up, for the way homes are actually bought and sold in New Orleans.

Labor Day sales are going to be everywhere this weekend. But before you fill your cart just because something has a red SALE tag on it, we have a few thoughts.

We pulled together some of our favorite ways for homeowners to save a little money—what's actually worth shopping for, a very simple question to ask before you check out, an AI prompt worth adding to your homeowner toolkit, and a few small habits that can save you from much bigger expenses later.

Plus, we snuck in one very good local Labor Day deal close to our hearts from our friends at The Green Project.

You work hard for your money. Let's see if we can help you keep a little more of it.

What finally motivates someone to buy a home?

Sometimes, apparently, the answer is a little white rescue dog.

Veronica and Matt talked about moving for years. We looked at historic homes across the Irish Channel, Lower Garden District, Marigny, and Bywater. There were homes they loved, but there was always a reason staying put made more sense.

And them circumstances changed. This week’s story is about buying a home in New Orleans, but it’s also about something I think we get wrong about homeownership sometimes: the idea that the next house has to be the forever house.

Butkus and Blueberry may have just found theirs.

Veronica and Matt? We’ll see.

And that’s kind of the point.

What finally motivates someone to buy a home? What if the answer was a little white rescue dog? For Veronica and Matt, finding the right home meant letting go of the idea that their first home had to be their forever home—and instead asking what would make life better right now.

When you picture buying a house, who do you see?

There’s you. Maybe a partner. Your agent shows you houses until one day you find the right one. You make an offer, shake hands with the seller, they hand over the keys, and everyone lives happily ever after.

Cute, right?

Turns out, you're assembling a small cast of characters the minute you begin looking at purchasing a home.

Meet the agents, lenders, inspectors, underwriters and more who make home buying and selling possible. Our latest blog breaks down each role so you know who does what and when—perfect for first-time buyers or anyone who wants clarity through the process. Read more: https://wix.to/nOeFN19

Some seasons have nothing to do with the weather.

This is art season in New Orleans.

From White Linen Night and Dirty Linen Night to neighborhood studios, murals, galleries, and historic architecture, creativity has a way of spilling into everyday life here. It reminds us that the places we love aren't defined by buildings alone. They're shaped by the people who create, preserve, restore, and share them.

That's one of the reasons we spend so much time talking about local artists, neighborhood history, architectural salvage, and historic homes. To us, they're all part of the same conversation.

Some seasons have nothing to do with the weather. As New Orleans enters art season, we're reflecting on why creativity, preservation, neighborhood history, and community are all part of the same conversation—and why great neighborhoods are built by the people who care for them.

I used to think I knew exactly what neighborhood I lived in.

Then I started comparing the maps.

Turns out the maps don't agree. The government doesn't agree. The neighbors don't agree. And somewhere along the way, I realized I'd stopped asking where one neighborhood ended and another began.

I started asking a different question:

What is this place?

That question led to one of the most meaningful real estate experiences I've ever been part of—a home that seemed to bring people together naturally, an evening filled with artists, makers, neighbors and conversations, and a reminder that sometimes the best way to understand a place isn't to describe it.

It's to experience it.

This is a story about houses, neighborhoods, creativity, and why I think the best homes reveal something about the people they're meant to bring together.

I'd love to know what you think.

Sometimes the most interesting question isn't where a neighborhood begins or ends. It's what happens when you invite people to experience it instead. A reflection on houses, community, creativity, and why the best places can't always be explained.

The first listing I ever earned had an OnlyFans studio in the attic.

I've also had sellers convinced reindeer were on the roof (they weren't), buyers surprised by mystery inspectors in crawlspaces, and enough wonderfully complicated transactions to fill a book.

But this article isn't about funny real estate stories.

It's about something I've noticed after hundreds of transactions: almost every client apologizes for being themselves.

"I'm sorry I ask so many questions."

"I'm sorry I overthink."

"I'm sorry I need to talk this through."

You don't have to apologize.

This might be one of the most personal pieces I've written about how we work—and why curiosity has become one of our core values.

I'd love to know what you think.

No two people process information, make decisions, or experience home the same way. In this personal reflection, Elisa Murphy shares why curiosity, empathy, and asking better questions lead to better real estate experiences—and better outcomes for everyone involved.

The house usually isn't what kills the deal.

Sometimes it is.

But after years of helping buyers and sellers navigate one of the biggest decisions of their lives, I've noticed something else.

More often than not, transactions begin to unravel because people start filling in the blanks.

"They're trying to take advantage of us."
"They're going to be difficult."
"They must be hiding something."

Most of the time, those aren't facts.

They're stories our brains tell us when we don't have enough information.

It's one of the biggest ideas behind Prepped to Buy, the book I've been quietly writing over the past several months. This week's blog is a sneak peek.

If you've ever wondered why buying a home can feel so emotional—even when everyone wants the same outcome—I think you'll enjoy this one.

Why do real estate deals fall apart? It's often not the inspection, financing, or even the house itself. Learn how uncertainty, assumptions, and confidence shape transactions—and why protecting confidence may be the most important job a great agent has.

Tired of paying for hotel stays in New Orleans?

What if you owned a place here instead... and it helped pay for itself?

The Alexandre is a collection of individually owned short-term rental condominiums currently available for purchase in downtown New Orleans.

Located between Canal Street and Poydras Street, owners are within walking distance of the Superdome, French Quarter, Saenger Theatre, Lafayette Square, Convention Center, and the parade route.

Not a timeshare.

Not fractional ownership.

Full ownership.

Use it when you're here. Rent it when you're not.

Bring the kids.

Bring the dog.

Stock the fridge.

Stop paying hotel fees every time you come to town.

How do you avoid working with idiots?

That question led me down an unexpected rabbit hole that started with a David Ogilvy quote, a seller named Wayne, and a realization that made me deeply uncomfortable.

What if the people driving us crazy aren't actually the problem?

What if they're responding to signals we're sending without realizing it?

This isn't really a story about sales, real estate, or marketing.

It's a story about people.

And how finding "your people" often starts with being honest about who you are.

Read the full essay below.

David Ogilvy once said,"The consumer isn't a moron. She's your wife."It's one of my favorite quotes because it manages to be funny, provocative, and useful all at the same time. Like most good observations, it isn't really about the thing it's supposedly about. It's not actually about consumers. It'...
