Closing #7 of May ✔️

It's been one heck of a busy spring.

We just bought this Metairie duplex in under 3 weeks.

The sellers had started renovating the property but were running into some challenges. The back unit needed a lot of work, the exterior had deferred maintenance, and there were some tenant issues that made things a little more complicated.

At some point, they decided it made more sense to sell the property as-is for cash rather than keep pushing forward.

We were able to work through the situation and get the deal done.

Now it's our turn to finish the renovation and bring this property back to life.

6th closing of the month ✔️

This one was a major milestone for us.

We just refinanced the final 3 condos we still own in our 25-unit development at St. Charles & Washington.

Honestly, this project was a grind. Lots of unexpected challenges, tough timing with interest rates and insurance costs, and plenty of stressful moments along the way.

But we stayed committed, kept pushing forward, got both lenders paid back in full plus interest, and stabilized the project for the long term.

Very proud of how the project turned out and grateful for everyone who stuck with us through the ups and downs.

Closing #5 is officially in the books! This one came with a few challenges — the house had a lot of deferred maintenance, and there were actually two separate successions that had to be completed before the property could be sold.

We worked closely with the owners to help get everything sorted out, and once the succession work was finished, we stepped in and closed fast. One of the successions was especially complicated because there were multiple inheritance errors involving three different properties, but our attorneys did an outstanding job getting everything cleared up properly.

Big thanks to for all the hard work helping make this closing happen!
