If your Las Vegas home has been on the market for 30, 45 or even 60 days without selling, don't automatically assume something is wrong with your house.

The market has changed.

The latest data shows the median Las Vegas-area home spent about 58 days on the market in August, and buyers have more homes to choose from than they did a year ago.

So what should sellers do?

First, look at your price compared with the homes that have actually SOLD in the last 30–90 days — not just what your neighbors are asking.

Second, look at your competition. What does a buyer get for the same money?

Third, make sure your photos, video, staging and online presentation are giving buyers a reason to stop scrolling.

And finally, don't assume the only solution is a huge price reduction. Sometimes we can reposition the home, improve the marketing, offer buyer incentives or closing-cost assistance, or make a strategic price adjustment that puts the property in front of a completely new group of buyers.

Homes are still selling in Las Vegas. They're just taking longer, and sellers need a better strategy than they did a few years ago.
