I talk to a lot of Herriman homeowners who say "I have been thinking about selling" and then... nothing happens.

So let me address the three things I hear most.

"Rates are too high." For who? Your buyer pool still includes people relocating from LA, Chicago, and Seattle where $600K buys a fraction of what it buys here. Rates are relative.

"I will wait for prices to go up more." Prices in Herriman are up 1.7% over the past year. They are not dropping. But waiting does not guarantee a better outcome, especially if inventory keeps building.

"I do not know where I would go." This is the real one. And it is exactly what I help people figure out. We can plan your move before you ever list.

May Herriman real estate numbers are in and I want to share them with you because they tell a really interesting story.

53 single family homes and townhomes sold in Herriman this month, straight from Utah MLS. Not Zillow estimates. Not Redfin guesses. Actual closed sales.

Here is what the data shows.

Sellers are getting 99.1% of their asking price. That means if you price your home correctly, you are walking away with nearly full ask. That is a strong seller position.

Buyers are averaging $11,592 in seller concessions. So while sellers are holding on price, buyers are getting help with closing costs. Both sides are finding a way to make deals work.

Single family median sold price came in at $690,000 with an average size of 3,572 square feet. That works out to about $216 per square foot.

Townhomes closed at a median of $439,352 averaging 2,024 square feet at $227 per square foot.

Days on market varied quite a bit. Single family homes went under contract in a median of 47 days.

Townhomes took longer at 104 days, which tells you buyers in that price range have more options and are taking their time.

The bottom line: this is not a broken market. It is a balanced one. And balanced markets create opportunity on both sides if you know how to read them.

✅ Home sales up 0.2% in April nationally. Small number but it means buyers are coming back to the table after a slow start to the year.

✅ Affordability index at 110.6, up from 101.4 just a year ago. Buyers have more purchasing power than they did in 2025. That's a quiet but real shift.

✅ Herriman inventory: 4.57 months. More balanced than the rest of the county. Buyers have negotiating room here specifically.

✅ Salt Lake County overall: 2.7 months. Still moving fast outside Herriman.

Here's the honest bottom line. The market isn't what it was in 2021, and it's not as scary as the headlines make it sound either. If you've been thinking about buying or selling, the answer isn't "wait" or "go now." It depends entirely on YOUR situation.
