See a house you love, but the listing already says contingent?

That means the seller has accepted an offer, but the sale has not closed yet and certain conditions still need to be completed. In some cases, the seller may also be open to backup offers.

A backup offer can put another buyer in line if the first contract does not make it to closing. Whether the seller is accepting them depends on the particular listing, so it is worth asking before automatically crossing the house off your list.

Some of the things we do for clients never show up on a closing statement.

Power washing a home before the new owners got their keys. Mulching a client’s yard. Lending furniture. Bringing donuts to celebrate a closing.

None of those things are the reason someone hires a Realtor.

But taking care of people has always been a big part of how we do this.
