My seller spent a lot of money on a new roof, new LVP and refinished hardwood floors, all new interior paint, and new appliances! The buyers were super happy!

I’m glad we got it done, but homes definitely sell differently the further away from Greenville and Spartanburg you go! Bye for now, Cowpens! 🤣

OMG, congratulations to my seller J! We are both so happy! Lol 🤗

To say that closing this one was a sigh of relief is an understatement. NGL. IT. WAS. A. SLOG. We took pictures when there was snow on the ground in January, and we closed today in June. 😮‍💨

So what happened, Josh? Why did it take so long? Well, first of all, her home was out in Cowpens — less traffic, and overall less desirability compared to Greenville, etc. Secondly, we went under contract twice prior to this (yay, 3 times a charm 🍀), and both previous buyers were 1st time home buyers who got scared away by our older home.

Buyer 1 - Used a non-agent recommended inspector who had wording in the inspection that made something much worse sounding than it actually was (use those vetted vendors recommended by your Realtor people!!!), AND had the double-whammy of a super involved father (tell me it ain’t so!)

Buyer 2 - Decided to walk away from the deal even though my seller was willing to repair all the items requested! What?! 🤔

A home sells because of 3 things: PRICE, CONDITION, and LOCATION. Usually it is price and condition that are the variables to control. In this case, I understood the nuance of the location, soon in being confident that I priced correctly and in all the updates my seller made — instead of dropping price relatively quickly, we were patient and waited for the right buyer to come along instead! 🙏🏽

Congratulations to my 1st time homebuyers G & A! A couldn’t make it, but G represented them so well! 🙌🏽

We were searching primarily in the Spartanburg area at the start, and even made a couple of offers that we couldn’t come to terms on. But then a fantastic home at a rarely heard of price point came up, and as they got to learn more about all that Greenville has to offer, it really solidified this home for them!

Thank you to my co-op agent for the professionalism and amazing communication, for the great general home inspection, for the super detailed termite inspection, and the always smooth and fun closing over at !

If your real estate transaction is a smooth one, know that your agent, and the vendors that they recommended and entrusted you to, are all on top of things, doing their jobs and have systems and processes setup for the seamless purchase. If on the other hand, there are constant hiccups, hand-holding, delays, and last minute 11th hour requests, usually that isn’t “how things should be” and if at all possible pivot quickly to some more trusted and familiar vendors to ensure you get to the closing table.

All to often, I see other agents and other buyers “wing it” whether that be using vendors offering a “lower rate” or a using a family friend for and inspection — and that just multiples the variables that are no longer known or become outside your control.

Trust me. Trust the process. Trust that I always want what’s best for you!
