65% of Realtors here in Greenville were overpricing their seller's home in Q2 of this year. We don't have Q3 numbers yet, but the anecdotal consensus is that homes have been moving much slower, and it is a TOUGH TOUGH market out there right now.

I often times encounter sellers who won’t even give me a chance to get in front of them, before they say "We've decided to work with another realtor." I don't know if it's a family member, a friend, or their hairdresser's cousin's dog's godfather. But would you honestly trust them over a professional like myself, who has done hundreds of comparables, who knows his numbers, and tracks and details every single listing appointment he goes on (and has done so since 2018), and gets more reps in than the average agent?

From January 2026 to the end of August 2026, 79% of Realtors in the U.S. only sold 1 home. ONE. If y'all want to trust someone -- to sell the biggest financial asset you own. -- because the Realtor knows someone you know, but they can't even tell you their numbers to back up their craft... I don't know what to tell you. *mic drop*

Congratulations to my sellers! 🎉

This market is not for the faint of heart! For this one, we were definitely over the average DOM, but it seems to be the area that is much slower compared to how the broader market is moving. We took the data, adjusted price down several times (and quickly), and finally found the right buyers!

This was another barn burner! Delayed several times, a 3 hour closing, but we still got it done! Thankful for my co-op agent Micha S Kelley and the perserverance, patience, and graciousness her and her buyer’s extended to my seller and I.

Some people will see this ‘just sold’ photo and think, “Wow, real estate seems easy”, but let me tell you, ‘easy’ and ‘real estate’ are possbily the most contradictory words in that sentence. It is a holding of so many things — different personalities, client life situations (*ahem* your own life situations *ahem*), so many moving parts (some you control, many you don’t), constant communication, playing fiduciary/therapist/cheerleader all rolled into one, etc. — and doing that well.

If you’re looking for someone who takes pride and strives to do all of those things and more... consistently. Time over time. I’m your guy. Let’s chat.

Another one closed for my investor seller! 👊🏾

Some things like repairs came down to the wire, but we got it done! Super happy for the 1st time home buyers, as they previously lost out on another home, and were super excited that this one fit a lot of what they were looking for... AND is only approximately 3 years old and DOESN’T have foundation issues! Win-win for everyone! 🙏🏼

This market is either a “microwave” or a “slow-cooker” market. We price dropped 3x within the same month, as we weren’t seeing the activity we needed. UC in 23 days, while the market average is 59. Is your realtor taking the feedback the market is giving them? Or are they unintentionally playing deaf & dumb while you continue to pay your monthly holding costs — mortgage, electricity, netflix/internet, trash pickup, etc.?
