Every few weeks someone asks me for the same house: walkable to downtown Greenville, a real front porch, three bedrooms, nothing to fix, and a yard they do not have to spend Saturdays on. I usually have to tell them it does not exist at the moment.

This weekend it does. 111 Mallard Street in the Park at Pendleton West went live Friday. One block from Fluor Field, directly beside Williams Park, freshly updated in 2025 with charcoal built-ins, a quartz waterfall island, two new baths and a screened porch looking out at the park.

If you are the person who has been asking, this is the one. $749,000.

605 Raven Road, The Cliffs at Glassy. Sold at $1,675,000.

Here is the part worth telling. This house had already spent 303 days on the market with another firm, across four price cuts, and expired twice without selling.

At the owners' request we wrote the analysis on 14 May, while it was still listed elsewhere at $1,895,000. It said plainly that holding at that number carried under a fifteen percent chance of producing a contract. That listing expired eighteen days later.

We relisted it on 5 June. Under contract in 66 days. Closed a hundred thousand dollars above where comparable homes on that mountain were actually clearing.

The difference was not the marketing and it was not the firm. It was one number, decided before anything else happened.

We have written the whole thing down. Five sales inside The Cliffs at Glassy this summer, $9,865,000 between them, every figure from the MLS record or the analysis we wrote before the sale, dated so you can check it. Including the forecast we got wrong, and by how much.

Imagine the rain on a tin roof. Now imagine hearing it from a screened porch that looks over a lawn, a year-round creek, and a stand of hardwoods.

Twenty-five years ago, a couple who had just moved to the Cliffs from Des Moines sat down on a granite boulder in their side yard with a garden designer named Dabney Peeples and made a decision most people never make. No lawn. Not one blade of grass on the entire 1.90 acres.

What they built instead has now been published four times. Sweeps of mondo grass and liriope across the forest floor. Four stone cairns, four feet tall, built by hand. There is a bronze plaque in the grass beside 111 Mallard Street. It names Williams Park for James T. Williams, the Greenville mayor who helped bring Camp Wetherill to the city in the 1890s, and it sits about thirty feet from the back fence of the house we are launching today.

That is the thing about this cottage. It is 1,376 square feet on paper, but it sits directly beside the community green in the Park at Pendleton West, so the park is essentially the backyard, visible from the living room windows and maintained by the HOA.
