That number on homes.co.nz? Treat it as a starting rumour, not a fact.

Here's how a value is actually worked out:

1. Pull the homes similar to yours that have SOLD in the last 3 months, not what's listed, what actually sold.

2. Line them up against yours. Which are superior? Which are inferior? Be honest about where yours really sits.

3. From there, choose the strategy, price by negotiation, deadline, or auction, based on what your specific property and the current buyers are telling us.

Online estimates don't do any of that. They can't see your renovated kitchen or your busy road. Real numbers come from real, recent, comparable sales.

When people pick an agent, they obsess over the wrong things:

- Which brand has the biggest logo
- Who's charging the lowest fee
- Who's got the flashiest marketing

Here's the truth after 15 years: most agents do roughly the same job on paper. The real difference is two things you can't see on a billboard.

How well they communicate with you. And how hard they negotiate for you.

Because that's what an agent actually is. Not a "seller" of your property, a negotiator of your outcome. The difference between a good negotiator and an average one can be tens of thousands of dollars in your pocket.

I studied computer science. I hated it.

So I did the most on-brand thing possible. I sat at a computer and made a list of every industry I could get into without a degree, and asked which one actually excited me.

Real estate won. And I remembered why the moment I wrote it down.

When my parents bought their first home, they told me the agent "just made $10,000" on the deal. Back then that was a fortune. But what stuck wasn't the money. It was that one person guided my family through the biggest purchase of their lives.

That's still the job to me. The commission is a byproduct of doing that well. I started at 18. Fifteen years later I still believe we're educators first, people who help others make a huge decision with confidence.
