🇨🇾 🇪🇺 CYPRUS’ SCHENGEN ACCESSION MOVES FORWARD

Cyprus has taken another step towards full participation in the Schengen Area.

On15 September 2026, Cyprus’s 2025/2026 Schengen Country Report entered the Council’s working-level process. This follows the European Commission’s July confirmation of a positive assessment of Cyprus’s technical preparedness.

The Commission has also made clear that the decision on when and how Cyprus joins Schengen lies with the Council.

There is still no confirmed accession date, and the existing visa and travel rules remain unchanged for now.

The next Council-level developments will be particularly important.

Cyprus property VAT rules change tomorrow!

From 1 September 2026, new VAT rules will apply to certain property transactions in Cyprus.

One of the biggest changes is the meaning of a building’s “first use.”

Under the new rules, a building will generally need to be used or exploited on a regular basis for at least 18 months before it is treated as having been “first used” for VAT purposes.

Why does this matter?

A property that has only been used briefly may still be treated as a new building for VAT purposes. This can affect sales, transfers, certain agreements for future transfer, and leases with an option to buy.

For developers, buyers, investors and property owners, timing and actual use of the property will now matter more than ever.

The changes are introduced by Κ.Δ.Π. 102/2026 and Κ.Δ.Π. 103/2026 and take effect on 1 September 2026.
