In today’s market, a true comp isn’t just a home in the same neighborhood with the same bedroom count.

The best comps are recently sold homes that your buyer would realistically have considered instead of yours-similar location, size, lot, condition, upgrades, floor plan, view, and amenities. And the more recent the sale, the better it reflects what buyers are willing to pay right now.

That’s why the house down the street isn’t automatically a comp just because it sold. And today’s market is rapidly changing so the more current the sale, the better!🏡
