Thinking about selling? A pre-listing inspection can save you surprises later. For a few hundred dollars, an inspector walks your home the way a buyer's inspector will — roof, plumbing, electrical, foundation — and hands you a report before your home ever hits the market.
That report does three useful things. First, it tells you which repairs are worth doing and which ones buyers won't care about. Second, it lets you price with confidence instead of guessing what might come up. Third, it can make your sale smoother, because fewer surprises at inspection time means fewer last-minute renegotiations.
It's not right for every seller — if you're selling as-is, you may not want to fix a thing. But knowing what's there puts you in control either way.
