US Existing Home Sales Edge Up
Early Q3 brought some interesting movement in the US existing-home market. Sales dipped by 1.7% compared to the previous month, yet still managed to edge up 0.7% over last year—a subtle sign that completed transactions are holding steady above last summer’s pace. The median price for existing homes reached $434,100, marking the 37th consecutive month of annual price gains. That’s added equity for many homeowners, and something I always encourage my clients to monitor closely.

Inventory finished Early Q3 at 1.54 million homes, down 1.9% month-over-month and 0.6% year-over-year. For buyers in Las Vegas and throughout Southern Nevada, this continues to reinforce the importance of tracking new listings in a tight market. Nationally, housing affordability made some improvement even as prices rose—proof that being prepared and patient can pay off when value, timing, and the right property come together.

Mortgage rates for a 30-year fixed loan have averaged in the high-6% range lately, and any easing there could offer further support for buyers as we move through the rest of the summer. My approach has always been to keep clients informed with the most current data, so they’re ready to make confident decisions in a changing market.

For example, while technology has become more affordable—think about how powerful computers now fit into our pockets—luxuries with limited supply like hotel rooms, sports tickets, and tuition have only grown more expensive. The landscape is shaped by countless transactions and global trends, far beyond what any central bank can control. This means that even if we had a perfectly steady dollar, investment decisions and price shifts would continue, with some goods getting cheaper and others more costly. As someone who’s watched the Southern Nevada property market evolve since 2005, I see these economic changes reflected in how buyers and sellers approach real estate. Changing prices aren’t always a sign of decline—they can indicate progress and changing priorities throughout our economy.

Even with affordability pressures in the market, it’s interesting to see how U.S. home sales are adapting. In July, existing-home sales dipped 1.7% to 4.06 million, while the median price inched up to $434,100—a 2% increase. Mortgage rates reached 6.66%, making things tougher for many buyers. Regionally, sales improved in the Northeast, but slipped in the Midwest and South. Here in Southern Nevada, I make it a priority to keep my clients informed with the latest trends and data, especially as market dynamics shift.
