A shift worth noting: across the country, newly built homes are now selling for a median of $205 per square foot—less than the $212 for existing homes. For years, new construction typically commanded a premium, but that’s changed in about a third of major US markets. Builders have responded to increased inventory by adjusting prices and offering more incentives, especially in regions where competition has ramped up. Here in Southern Nevada, I see firsthand how this dynamic is creating more negotiating room for buyers, particularly in neighborhoods with ample new construction. The key takeaway? Expanding housing supply continues to be the most reliable way to improve affordability, though delays in permitting could challenge that progress. As someone who’s always focused on keeping my clients informed, I believe it’s a great time to take a closer look at the value opportunities in new homes—especially if you want the latest features and a little extra leverage at the bargaining table.

Buyers Gain Leverage, Not Affordability
In today’s market, buyers may find themselves with more leverage—even if true affordability remains a challenge. With borrowing costs hovering close to 7%, many qualified buyers are facing budget pressure. However, the upside is that with fewer competing offers, buyers are gaining room to negotiate on price, repairs, and closing costs, and even have more flexibility to walk away if a deal isn’t right.

Mid-Q3 saw sellers outnumbering buyers by about 58%—the widest margin recorded since 2013. This shift explains why we’re seeing more price cuts and seller concessions across our local and national markets. Still, we haven’t witnessed steep price drops, largely because many homeowners hold significant equity or enjoy lower mortgage rates, so they’re less inclined to sell unless truly necessary.

If high borrowing costs continue, buyers’ leverage could increase further. If rates ease, affordability might improve, but that could also mean more buyer competition and less negotiating power. As always, my approach is to keep clients equipped with timely market insights and strategies tailored to Southern Nevada—so you’re prepared to make the best decisions in this evolving landscape.

As a long-time Las Vegas broker committed to keeping clients informed, I want to highlight the diverse down payment assistance options Nevada made available in 2026. Across the state, buyers could access grants, forgivable loans, and deferred-payment second loans—each designed to help with upfront costs. Statewide, programs offered up to about 5% toward down payment and closing costs, and a special option for first-time buyers provided up to 4%. These assistance packages generally came as interest-free second loans, with no monthly payments, and required buyers to occupy the home as their primary residence, complete homebuyer education, and have a credit score starting near 640. Additional programs focused on eligible rural areas and select parts of Clark and Washoe counties, offering between 2% and 5% assistance, or even as much as $20,000. Alongside these price shifts, we’re also seeing a 7.4% decrease in home sales and a 12.6% decline for condos, with unsold inventory increasing as mortgage rates rise.
