Mortgage rates are always the first thing everyone wants to talk about… but they’re only one piece of the puzzle. 🏡

Right now, Las Vegas buyers have something they haven’t always had — options and a little more room to negotiate.

Depending on the home, that could mean seller concessions, help with closing costs, a rate buydown, or negotiating the price.

So when someone asks me, “Should I just wait for rates to come down?” my answer is usually… let’s run the numbers first.

I’d rather know what the house will actually cost you each month and whether the deal makes sense for you right now.

When people think of Las Vegas, they usually think of one thing first… The Strip. 🎰

But when you actually LIVE here, Vegas is so much more than casinos and nightlife.

One of my favorite things about my city is how much we have within a short drive. You can spend the morning hiking at Red Rock, escape the heat in the mountains, go skiing or snowboarding at Lee Canyon, spend a day boating on Lake Mead, explore Valley of Fire, or even head toward the Grand Canyon — all without needing to plan some huge vacation. 🏔️🥾⛷️🚤

The Strip is where a lot of tourists spend their time. The rest of Las Vegas is where we live. ❤️

And for people thinking about moving here, I think that’s something that gets overlooked. If you love being outdoors, there is A LOT more around Las Vegas than you might expect.

They told me to become a Realtor… nobody mentioned the other 47 jobs that came with it. 😂

Some days I’m negotiating contracts. Other days I’m taking pictures, solving problems, coordinating movers, calming everyone down and somehow trying to read minds. 😂

But after all these years, I really wouldn’t have it any other way. Every client, every house and every situation is completely different… and that’s probably why I still love what I do. 🏡
