📊 Centennial Hills 89149 home prices dropped 13.6% in August 2026, and that number is not telling you the whole story.

📉 Median sold price | $475,000, down from $550,000 in August 2025
📈 Price per square foot | $272, up from $254 in August 2025
⏱️ Median days on market | 23 days, 11 days faster than August 2025
✅ Sale to list ratio | 100.0%, the strongest reading of the year

Read those together and the median drop is about which homes sold, not what homes are worth. Smaller homes made up more of August’s closings. That pulls the median down on its own.

If you’re watching 89149 home prices because you’re thinking about selling, the number that matters is not the median. It’s what actually sold near you, similar in size and condition to your home.

Buying and selling a resale home at the same time is not the same process as new construction, and one step gets overlooked more than any other: contingencies.

📝 When you buy your next home while selling your current one, that purchase gets written with a home sale contingency. That means your purchase is tied to your current home actually selling, and it is what protects your earnest deposit and gives you the right to cancel if your sale falls out of contract.

✅ On top of that, you are also working with due diligence, appraisal, and loan contingencies, all doing their own job to protect you.

🔑 On the home you are selling, a rent-back is what makes the timing work. It lets you close on your sale first, so those funds are in hand, then close on your purchase right after, since your new home is funded by your current one selling.
