Renting out your home changes more than who lives in it.

It changes your insurance, because a homeowner's policy usually isn't enough once you have tenants.

It changes your taxes, including depreciation and what you owe when you eventually sell.

It changes your responsibilities, because you're now operating under landlord-tenant law whether you've read it or not.

None of that is a reason to skip renting. It's a reason to walk in knowing.

Price it wrong and you lose thousands before anyone moves in.

Too high and your home sits. Every empty month is rent you never get back, and you still owe the mortgage.

Too low and you're locked in for a year, sometimes two, watching the market move without you.

Most homeowners price off a website estimate or what a neighbor told them. Neither one knows your floor plan, your condition, or what actually rented on your street last month.

Most homeowners rent out their home before they ask the right question.

Not "how much can I get." That one is easy to answer and it's usually wrong.

The real question is what the home costs you every month once it's occupied. Taxes, insurance, HOA, maintenance, the months it sits empty between tenants. Rent has to cover all of that, not just the mortgage.
