🚨 DID YOU KNOW? A NEW FLORIDA LAW TOOK EFFECT RECENTLY?

Florida’s HB 1293 is now in effect, addressing fraudulent entry into residential dwellings.

Under the new law, intentionally using false identity information, forged documents, or impersonating another person during the rental application process to obtain possession of a residential dwelling can constitute a third-degree felony.

🏠 Why does this matter?

For landlords and property managers, fraudulent rental applications can create significant legal and financial concerns. For tenants, understanding the law and the information provided during the application process is equally important.

The law also provides for consequences involving termination of the rental agreement and eviction procedures in qualifying circumstances.

🚨🐾 DID YOU KNOW? Florida’s animal cruelty laws are changing.

Florida’s new CS/HB 559 — Animal Welfare strengthens the consequences for certain animal cruelty offenses, particularly when a minor is involved.

Beginning October 1, 2026, the law creates new third-degree felony offenses when an adult causes or entices a minor to participate in certain acts involving animal cruelty, animal fighting or baiting, or sexual activities involving animals — or commits those offenses in the presence of a minor.

The law also expands requirements for Florida’s animal-abuse database, including publicly posting specified information for:
• 3 years following a first misdemeanor conviction
• 5 years following a first felony conviction
• 10 years following a subsequent conviction

For families, pet owners, and anyone facing an animal-cruelty allegation, understanding how these changes may affect you is important.
