Let's have an honest conversation about interest rates because there's still a lot of confusion out there. ๐Ÿ“Š

Rates are higher than they were a few years ago and yes that affects buying power. But waiting for rates to drop before you buy is a gamble a lot of people have been losing for two years now.

Here's the thing. If rates drop significantly, more buyers come back to the market, competition goes up, and prices follow. You might get a lower rate but pay more for the house. It's not a guaranteed win.

If the payment works for you today and you find the right home, that's a solid foundation. You can always refinance later. You can't go back and buy that home you passed on. If you want a real conversation about what buying looks like in today's market, I'm happy to have it.

Trying to decide between new construction and an existing home? Here's an honest breakdown. ๐Ÿก

New construction:
- Everything is brand new, no surprises
- You can sometimes customize finishes
- Usually comes with a builder warranty
- Takes longer to close and prices can be higher per sq ft
- Less negotiating room on price

Resale homes:
- More inventory and more variety in location
- Often more sq footage for the price
- Established neighborhoods with mature landscaping
- Can negotiate on price, repairs, and closing costs
- May need updates depending on age and condition
