North Idaho parents, consider this your Halloween neighborhood cheat sheet!

👻The Halloween buzz going on downtown Coeur d’Alene on Sherman Ave. is real.
🎃Family-friendly neighborhoods like CDA Place and Strawberry Fields are an easy walk for most, maximizing the amount of candy in the shortest stretches.
👻The Sanders Beach & Fort Grounds neighborhoods give you that older home, spooky vibe, for those looking for a small-town, authentic experience.
🎃 And don’t forget Rathdrum’s annual Trunk-or-Treat right down the main drag. Easy for the littles to navigate, with more hometown fun to boot!
👻 Lastly is my personal favorite, Post Falls Riverside Harbour. Almost every single home is decked out, and you will run into plenty of mini Haunted Houses, scare tactics, friendly fire-pits to warm up, and surprise fun.

One of my favorite things about real estate is getting to know the communities that make North Idaho such a special place to call home. And believe me, I took 3 kids myself for several years, these are the best of the best!

After more than 20 years in this business, I know a home is about more than four walls. It’s about the neighborhood, the people, and the little traditions that make a place feel like yours. If you need other North Idaho recs, I’d love to help!Happy Halloween! 👻 208-755-1125

Now I want to know: What’s YOUR favorite North Idaho neighborhood for trick-or-treating? Drop it in the comments and help our local families plan their candy adventures!

Look. 👀
Fall homebuying in North Idaho, Washington, and Western Montana has some serious perks. If buying a home is on your radar, here are 6 reasons why waiting until next spring might not be your best move:

🏡 1. More room to negotiate. Some sellers are motivated to wrap things up before year-end, which could open the door to price adjustments or help with closing costs.

🔑 2. A potentially smoother transaction. With fewer deals competing for attention, scheduling and coordination may be easier, depending on the lender and transaction.

🍂 3. Less buyer competition. Fewer active buyers can mean less pressure and a better shot at negotiating on the home you love.

🚚 4. Potentially cheaper movers. Fall and winter can bring lower moving costs and more flexible scheduling outside peak summer season.

👀 5. More time to compare homes. A slower pace can give you breathing room to evaluate neighborhoods, compare properties, and make a confident decision.

💰 6. Possible tax benefits. Depending on your situation, certain mortgage interest and property tax deductions may apply. Check with your tax professional before counting on any savings.

After 20+ years in real estate, I can tell you there’s no single perfect season to buy. The best time is when the numbers, the home, and your life line up. My job is to help you figure out what makes sense for YOU.

Curious about buying a home this fall? Let’s make a plan before the spring crowd shows up.

Third time’s a charm!

There’s something pretty special about being trusted with a home again and again, and last month I officially sold this one for the third time! This home is North Idaho living at its finest, and it was surprising how many people don’t know about the Lost Trail area above Rathrum. (Want to know more about it? I’d love to show you!)

After 20+ years in real estate, relationships like these are one of my favorite parts of the job. Real estate is about more than buying and selling homes.

It’s about trust.

Experience.

And knowing who to call when it’s time to make your next move.

Thinking about buying or selling in North Idaho, Washington, or Western Montana? I’d love to put my experience to work for you!

So last month’s market is giving us a pretty clear picture: North Idaho is still moving.

We’re seeing steady buyer activity heading into fall, while inventory is giving buyers a little more breathing room than we’ve had during some of the tighter market cycles. That doesn’t mean every home is going to fly off the shelf, though. Pricing, presentation, and negotiation matter. A well-positioned home can still stand out, while buyers have an opportunity to be more thoughtful about what they’re buying and how they structure an offer.

And this is where experience really earns its keep. After 20+ years navigating North Idaho real estate, I’ve watched this market move through plenty of seasons. I know how to read the nuances behind the numbers, and not just react to the headlines.

Thinking about buying, selling, or relocating to Coeur d’Alene or North Idaho? Let’s talk strategy. I’d love to put that experience to work for you. 📲 208-755-1125

October might just be one of the most underrated months to shop for a home.

The summer rush has settled down, some sellers are more motivated, and buyers who are still looking tend to be serious. That can mean less competition, more negotiating room, and a little more breathing room when you find the right property.

And if you’re relocating? Fall can be a smart time to get familiar with the market before the spring competition heats up again.

After 20+ years in the business, I’ve learned there’s rarely a “perfect” month to buy — but there is a right strategy for the market you’re in.

Thinking about buying a home in North Idaho, Coeur d’Alene, Western Montana, or Washington? Looking for a local Realtor, relocation specialist, or real estate agent near you? I’m your gal. Let’s go house hunting!
