Selling land? Don’t make buyers use their imagination THAT much. 😂🌲

Sometimes the best thing you can do before listing isn’t adding something to your property. It’s taking a little bit away!

Overgrown brush, downed trees, and areas you can’t even walk through? Buyers want to see what they’re getting, not wonder what’s hiding in the woods. 👀

A little clearing and mulching can make a HUGE difference in how your property shows, how usable it feels, and how buyers perceive its value.

And no, that doesn’t mean you need to clear-cut your entire property. We still love our North Idaho trees. 😉

Some agents say open houses are a waste of time… so naturally, I bought a 9-foot inflatable version of myself to prove otherwise. 😂

Because if you’re going to show up for your sellers, you might as well SHOW UP. Literally. 9 feet tall. 💁🏼‍♀️🏡

I’ve never believed open houses are a waste of time. Every showing is an opportunity, every conversation is a connection, and you never know who might walk through that door.

And now? You definitely won’t have trouble finding my open houses. 🤣

This home had been listed for YEARS with multiple agents before I had the opportunity to take it on. We got it under contract and SOLD in just 6 DAYS.
