business. Services Offered

Receipt of Title Insurance Order:
By providing complete and accurate information, includ

ing a full
legal description, your order can be processed more quickly. Examination of Title Issuance of the Title Commitment:
An examination of the land records is performed to verify
ownership of the property and to set out the required documents
and information to facilitate the transaction. Closing:
A closing is normally scheduled by the realtor or lender after the title commitment is completed. All necessary documents are prepared for the buyers and sellers to finalize the transaction. Issuance of Title Insurance Policy:
Once all the requirements on the title commitment have been fulfilled, the Title Insurance Policy is issued. The lender's policy protects the lender, but not the owner, against title loss, up to the loan amount. The owner's policy covers the owner's interest in the amount of the purchase price of the real estate. The policy remains in force for as long as the insured party maintains ownership.

You know the saying "It takes the right Buyer at the right time?" It's true! My sellers were so patient with the process especially when the clock was against them as school was about to start in ANOTHER TOWN!

They knew the value of their VIEW and that the right person would come along and everything would fall into place. It DID! As luck would have it, they know the buyer which makes this closing even better. Trusting the process is hard, I have been there personally. I don't know if you know this about me; but I don't have much patience. 🤣

Going through the process personally has helped me be a better agent for my buyers and sellers. Thank you to the Duncan's for trusting the process AND for trusting ME!
