🌿 The days are getting lighter... Spring is almost here! 🌿
It’s a great time to start thinking about your property plans, whether you’re considering selling, upsizing, downsizing, or simply curious about what your home could be worth.
July Property Market Highlights 🏡
Here’s a snapshot of the latest market activity from REINZ:
• The national median price decreased 0.7% year-on-year to $760,000.
• The national median days to sell was 50 days, two days higher than July 2025.
• In Auckland, the median price decreased 3.6% year-on-year to $940,000, with median days to sell at 50 days.
• National sales count was down 10% year on year.
Across Auckland, North Shore City was the only area to record a year-on-year increase in median sale price in July, while Auckland City experienced the largest decline at 5.3%.
First-home buyers, upsizers and developers remained active, while investors were less active, possibly reflecting on the upcoming election.
Closer to home, Peter Thompson from Barfoot & Thompson reported that sales and prices remained consistent with May and June. There were 845 residential sales across Auckland in July, with a median sale price of $945,000 and an average sale price of $1,102,469.
There was also an uplift in new listings, with 1551 properties coming to market and total listings reaching 5,943 at the end of the month.
📈 What does this mean for buyers and sellers?
Buyers are still taking their time and carefully considering their options. In this market, presentation and realistic pricing are key. Vendors who prepare their homes well and price them in line with current market conditions are more likely to achieve a successful result.
