The N12 can be used when a rental unit is needed for:
👤 Personal use by the landlord
👨‍👩‍👧 Family member of landlord
🏡 A purchaser of the property wants to move in

Key requirements you must follow:
✅ Who can serve it: Only the landlord or an authorized representative of the landlord. Real estate agents representing a buyer of a rental property cannot fill it out.

✅ Notice period options:
• 120+ days notice: Thanks to Bill 60, if you give at least 120 days’ notice, no compensation is required to the tenant—making it easier for landlords to regain possession.
• 60 days notice: Compensation may still be required.

⚠️ Important: The N12 must be served properly and in good faith. Affidavit evidence presented at the hearing must be on point. Using an N12 incorrectly, or trying to bypass the rules, can lead to significant fines or legal challenges for landlords.
