It’s crucial to remember leasing out your property is not a race. This is likely your most valuable asset and getting out a bad tenant in this country is not an easy task. Don’t focus on losing 1 month worth of rent to lease it to the first candidate that can cost you time, stress and money down the road.

Focus on finding the most suitable tenant and performing all your due diligence. Hire a good realtor, list on MLS, and if you’re not getting enough good applicants, lower the price.

We had over 20 showings and 4 offers before we agreed to lease it to someone.

$2,481 is now the average monthly rent price for a 1-bedroom apartment in Toronto. An all-time record high.

Renters - remember a landlord can only increase rents by 2.5% in 2023 unless your unit was occupied for the first time after November 15, 2018. At least least 12 months must have passed since your first day of tenancy and 90 days notice must be given.

As interest rates, property taxes and maintenance fees also increase monthly expenses for home owners… no one is safe…

Got this property repaired, new floors installed, decluttered, painted, new light fixtures, staged and sold in 1 month.

Selling in November/December between 2 interest rate hikes and in a declining market is not an easy task.

Staging your property and making sure it’s as turn-key as possible is so crucial right now. Buyers have options and will be very picky in this environment.

If you’re thinking of selling your home in 2023, now is the time to start prepping. The sooner the better.
