The August market report is out! Swipe for a snapshot 📊

The GTA housing market continued to see fewer homes come to market in August, with new listings down significantly compared to last year. At the same time, sales were also slightly lower, as buyers in some areas had less choice.

There were 5,057 homes sold in August, down 2.1% from August 2025. More importantly, new listings fell 14.1% to 12,075, meaning the supply of available homes continues to tighten.

While the market is still well below the price levels we saw a few years ago, the decline in inventory is something we will be watching closely. If fewer homes continue to come to market while buyer activity improves, we could see more competition and renewed price growth heading into the fall and winter.

The average selling price in August was $993,410, down 2.7% from last year. However, on a month-over-month basis, the average selling price edged higher.

This is an important distinction. Prices are no longer falling at the same pace we saw earlier in the year, while inventory is tightening. If that trend continues, we could be getting closer to a turning point in the market.

For buyers, the question may become whether to wait for more economic certainty or take advantage of current pricing before competition increases. For sellers, improving market conditions could provide more confidence to list, which would give buyers more choice and help keep the market balanced.

The big story heading into the fall is going to be inventory. If listings remain well below last year's levels and sales begin to pick up, the balance between buyers and sellers could shift fairly quickly.

The GTA condo market continues to show encouraging signs of stabilization.

While buyers have had plenty of choice over the past few years, that inventory is beginning to tighten as fewer new condos come to market and more existing supply is absorbed.

At the same time, the future condo pipeline continues to shrink, with Urbanation reporting that the pre-construction and under-construction inventory is down 37% from a year ago and 62% from its 2022 peak.

A smaller pipeline means fewer new units are expected in the years ahead, which could continue supporting price stability if demand remains steady.

GTA home sales took a slight step back in July, declining 0.9% year-over-year to 5,995 transactions, but the broader demand picture remained relatively steady.

Sales continued to rise month-over-month on a seasonally adjusted basis, while year-to-date activity remained 1.1% ahead of 2025.

Affordability continues to shape where buyers are active. Every low-rise price band below $900,000 recorded year-over-year sales growth, while all price bands at $900,000 and above declined.

At the same time, fewer new listings are coming to market, allowing existing inventory to be gradually absorbed and moving the GTA toward more balanced conditions.

GTA housing supply continued to contract in July, with new listings falling 18% year-over-year as more sellers opted to wait for firmer market conditions.

Urbanation notes that with prices still roughly 25% below their early-2022 peak, many owners who purchased during the 2021–2022 boom would be selling at a significant loss today, contributing to some homeowners holding off on listing.

The GTA housing market is showing growing signs of price stabilization.

While the average selling price declined 4.5% year-over-year to $1,003,956 in July, the mix-adjusted benchmark price continued to edge higher month-over-month as the inventory overhang accumulated since 2022 continued to erode.
