For those of us tracking supply and demand, these figures signal a resilient market despite tightening inventory. On the broader front, national housing starts dipped 2.8%, but Toronto bucked the trend with a 25% surge. Ontario’s initiative to reduce development charges aims to further encourage new construction, and a $150M fund has been earmarked specifically for urban rental housing. I keep a close watch on these trends to help clients navigate their real estate decisions with clarity and confidence.

Utility costs can fluctuate—one renter saw their hydro bill jump from $115 to $200 after a heat wave led to more AC use. Add in expenses like parking permits, portable AC units, space heaters, or storage, especially if you’re dealing with smaller or drafty spaces, and the total can quickly add up. Tenant insurance is another up-front cost to consider. On the plus side, Ontario law does protect renters by banning pet fees, pet deposits, damage deposits, and security deposits. Rent increases are a reality, but most tenants are protected by annual caps—in 2027, for example, the guideline is around 2%, with at least 90 days’ written notice required. If you’re ever faced with repair charges or increases above the guideline, remember you have the right to challenge them. Reviewing your lease carefully is key; it helps clarify your responsibilities and spot any potential illegal charges before they become an issue. As a real estate broker with experience throughout the GTHA and surrounding regions, I always encourage clients to take a comprehensive view of all costs to avoid surprises and make confident decisions.
