Stat Alert🚨
February stats are out!
Month over month numbers look higher. Total number of sales transactions are up, and average sale prices are up! However, when you compare the numbers to Feb 2025, we are still down in both categories + number of new listings hitting the market is also lower.
Generally, there are a lower number of new listings during the winter months anyways. TRREB polls are showing that there are less people planning to list their homes in 2026, and they are predicting that this lower supply + pent up demand to buy might result in an increase in competition and price. In MY opinion, I don’t think so. I don’t have a crystal ball, but there are so many other factors at play.
With so much market/ economy uncertainty, and all these trade talks/ international conflicts, I can see those buyers on the sidelines wait out even longer. I’m predicting prices and market activity to stay fairly flat as we approach the end of the Winter season. We should still see a surge in new listing activity in April (beginning of spring), and hopefully we see more transactions that are fair to both buyers and sellers!
Currently, I do see a few ‘good deals’, especially for those properties that are vacant, looking for short closings, Power of Sale, Estate Sales etc. Financial pressures may also result in sellers going lower than what current fair market values support, but not all homes are in that situation! Most sellers who have the time to wait, and a good home on their hands will still get market values or close to it!
Side note: Power of Sale homes sounds good, but it’s not always a sure thing! Did you know that in every power of sale deal, there’s a clause that the lender will input to give the original borrower an opportunity to pay off the loan and keep the house? Even up until the day of closing. So even if you have a firm deal accepted, there is always a chance that you don’t close and have to start your search all over again!
