The condo market is tough to navigate. With the right pricing, and some staging, we got it done! It took a few re-lists, but with a slower market, it'll take longer. We stayed on top of it to make sure we were adjusting our price as the market changed.

April stats are out!

As we start of the Spring market, there is more activity as per usual. Month over month, there is a higher number of sales transactions across the board, and average prices across most categories in the 416 & 905 areas are up. Compared to April 2025, the number of sales transactions are up but average prices are down.

Looking at the stats, we saw a 7% increase in number of sales but also a 9.3% decrease in new listings entering the system. This means there isn’t as much new supply while more buyers pulling the trigger on their purchases. This would normally mean that prices should begin to stabilize, however, there is still a lot of supply on the market with buyers slowly coming off the sidelines to start their home search again and there is till a lot of market uncertainty out there. Prices should stay relatively consistent through the spring, but we will see what happens in May!

So far, I’m seeing homes in good areas and with good pricing move quickly. Some sellers are still holding out and looking for prices above current market values, this results in the homes sitting for on the market for much longer. We use a stat called Days on Market (DOM) to help assess how long it’ll take to sell a home in a particular area, however this stat is being skewed as we’re seeing many homes get re-listed multiple times before selling!

Buyer tip, check out the DOM for homes that you like, the higher the number, the longer they’ve been sitting, and the higher chance there may be some room to budge on the price!

March stats are out!

Looks like activity is finally picking up! Month over Month we saw an increase of 30% in sales quantity. This makes sense, as the weather warms, more buyers are out, and they are making their moves. Overall, average prices across GTA are fairly flat from last month, and down by 6.7% year over year. The number of new listings entering MLS has dropped by 16.7% year over year. Welll normally see new listings pick up in April/ May.

I saw a lot more action in the market and on my own listings for sale. There has been more offers coming in, but many are looking for a good deal and it is taking a lot more back and forth between the buyer/sellers to land at a fair price. Many of my buyers are back on the hunt for their new homes, and there are a lot of homes to pick from depending on your search criteria.

Overall, we’re seeing very fair prices coming from the sellers. And if you find a seller that has some pressure to sell, often they sell for a bit under market values. That being said, not all sellers are willing to come down. Some of my buyers have been seeing some listings sit for long, and at prices far too high!

Advice for the buyers, don’t be afraid to shoot your shot at what value you think makes sense. Advice for the sellers, don’t get offended at the initial offers that come in, but work to bring them up and close the gap! If you’re seeing the prices in your area fluctuate, be sure to act quick with your pricing and have it reflect market amounts.

Stat Alert🚨

February stats are out!

Month over month numbers look higher. Total number of sales transactions are up, and average sale prices are up! However, when you compare the numbers to Feb 2025, we are still down in both categories + number of new listings hitting the market is also lower.

Generally, there are a lower number of new listings during the winter months anyways. TRREB polls are showing that there are less people planning to list their homes in 2026, and they are predicting that this lower supply + pent up demand to buy might result in an increase in competition and price. In MY opinion, I don’t think so. I don’t have a crystal ball, but there are so many other factors at play.

With so much market/ economy uncertainty, and all these trade talks/ international conflicts, I can see those buyers on the sidelines wait out even longer. I’m predicting prices and market activity to stay fairly flat as we approach the end of the Winter season. We should still see a surge in new listing activity in April (beginning of spring), and hopefully we see more transactions that are fair to both buyers and sellers!

Currently, I do see a few ‘good deals’, especially for those properties that are vacant, looking for short closings, Power of Sale, Estate Sales etc. Financial pressures may also result in sellers going lower than what current fair market values support, but not all homes are in that situation! Most sellers who have the time to wait, and a good home on their hands will still get market values or close to it!

Side note: Power of Sale homes sounds good, but it’s not always a sure thing! Did you know that in every power of sale deal, there’s a clause that the lender will input to give the original borrower an opportunity to pay off the loan and keep the house? Even up until the day of closing. So even if you have a firm deal accepted, there is always a chance that you don’t close and have to start your search all over again!

January stats are out!

For the first time in a while, average home prices in the GTA have dipped below $1 Million!

The number of sales transactions dropped by 19% comparing month over month. Active listings on the market is up by 8.1% and new listings coming to market is down by 13%. Looks like there are less new listings, less transactions, and more active listings which is resulting in the lowered activity/ sold prices.

It’s a quieter January than normal, but I’m still seeing a steady stream of showings on my listings that are priced at fair market values. And buyers are still making offers, but as expected, those homes that are well renovated/ require minimal work for moving in gets more attention/ more agent inquiries.

Overall buyer confidence is still at a low, but transactions are still happening. My projection, in the spring, there will be more supply with sellers holding off now and waiting to list at a busier time. The strategy is correct because there will be more buyers looking by then. However, I expect the supply of new listings to exceed the number of buyers returning to the market. And this might create more favourable prices for buyers. Sellers may want to try and list within the next month and a half to see if I they can get a deal done before this happens. Buyers, you’re in a market where there is less competition and you can slide in your inspections/ finance conditions. If the home is right for you, and you can see yourself holding the property for a longer term, then now is still a good time!
