Notably, prices have dropped over 25% since 2022, making negotiations between buyers and sellers more central than ever—there’s no clear advantage to either side right now. July 2026 brought renewed tightening to the GTA resale housing market. Home sales dipped by 0.9% while new listings fell more sharply by 17.8%, signaling fewer choices for buyers. Condo sales were almost steady with just a 0.1% decrease, but townhome activity was mixed—down 2.7% overall, yet up 8.7% within Toronto itself. Both average prices and the Home Price Index saw declines. With the market shifting and inventory becoming scarcer, a strategic approach remains essential to navigate opportunities and protect your interests. Over my 15 years in GTA real estate, I’ve seen how the right negotiation and transparency make a difference in times like these.

Ontario Needs New Infrastructure Financing for Housing
When we talk about Ontario’s housing supply, it’s not just about zoning or getting projects approved—there’s a whole layer of infrastructure that needs to come first. Water systems, roads, utilities, parks, and site remediation all have to be in place before a single home is built. The reality is, these costs hit developers long before there’s any revenue from sales or rent, often leading to higher prices, project redesigns, or even delays in getting much-needed homes to market.

Ontario’s current reimbursement approach only covers some growth-related expenses and leaves developers shouldering the risks related to project timing and the pace of sales. There’s talk about a new, made-in-Ontario district financing model that could really make a difference—spreading out these big infrastructure costs over time, with clear guidelines and municipal oversight. Debt would be tied directly to the properties that benefit, making the process more transparent and manageable.

For those of us guiding clients through purchases, sales, or investments, understanding these behind-the-scenes challenges is crucial. While district financing isn’t a cure-all—it won’t replace the need for streamlined approvals or better construction funding—it could turn more deferred projects into real, deliverable homes. That’s a step forward for anyone looking to make a smart move in the GTA’s real estate landscape.
