In September 2023, Greater Toronto Area (GTA) home sales were impacted by high borrowing costs, high inflation, uncertainty about Bank of Canada decisions, and slower economic growth. Despite increased listings, the average selling price rose year-over-year.
The short-term outlook predicts elevated borrowing costs until mid-2024, followed by a potential uptick in demand.
In September, realtors reported a 7.1% decline in home sales compared to the same month in 2022. Ground-oriented homes, especially semi-detached houses and townhouses, saw a more significant year-over-year dip.
New listings increased notably from the low levels in September 2022.
The MLS® Home Price Index (HPI) Composite benchmark increased by 2.4% year-over-year, and the average selling price rose by 3%. The market showed more balance in the summer and early fall, potentially giving buyers more negotiating power in the short term. The GTA housing market faces challenges, including high borrowing costs, and calls for alignment in housing and taxation policies across different levels of government.
