Toronto Housing Market Moves Toward Balance
We're seeing Toronto's housing market continue its shift toward balance as we move into early Q3. Sales have dipped by about 1% year-over-year to roughly 6,000 transactions, with new listings down nearly 18% to around 14,500. This narrowing gap between supply and demand is gradually creating a more level playing field for buyers and sellers. When you look at the seasonally adjusted numbers, there’s a slight uptick in transactions from late Q2, while listings have fallen and the average selling price has settled just below $1 million, about 5% lower than this time last year. In a balanced market like this, homes tend to sell closer to their asking prices, and negotiations feel more typical on both sides. Freehold properties are showing more balance, while condos remain more favorable for buyers. Many have now adjusted to current borrowing costs, and sellers are becoming more realistic in their pricing.
