Some Toronto micro-condos that sold for $500K a few years ago are now selling for under $400k.

Here's what happened: Developers promised "your first step on the property ladder!" while investors bought 60%+ of units in pre-sales, never planning to live there. The result? 300 sq ft spaces one resident described as "somewhere to put worker bees during the night."

Now those investors are watching their "ladder" collapse in real time.

But here's the thing: small ≠ bad. Hong Kong has 200 sq ft apartments born from actual geographic constraints—mountains, water, literally nowhere else to build. They've spent centuries perfecting compact living with transformable furniture and multi-functional design.

Toronto has no such constraints. Yet we chose to miniaturize standard layouts, shrink appliances, and market it as smart living. That's not sophisticated space planning—it's financial engineering dressed up as design.

Real space efficiency means every square foot works harder—not just fits more units per building. This new era of condo dwellers need actual work zones, proper storage, rooms that transform without compromise.

The micro-condo correction isn't killing compact living. It's just killing lazy design.

The question for 2026: Are we designing homes people want to live in, or assets that look good on paper?

CMHC just dropped 'plug & play' housing templates...I've been here before 👀

50+ "standardized" housing designs that promise to streamline construction 📐

Having repped for architects on modular housing designs with the exact same concept, I've got thoughts 👀

Don't get me wrong - detailed drawings, engineering specs, and cost estimates are USEFUL. But calling this "plug and play"? That's where I've gotta pump the brakes.

Every site I worked on had its own drama:
Foundation challenges
Utility placement issues
Soil conditions nobody predicted
Permit processes that still took months

The templates helped, but they didn't eliminate the hard parts.

Here's what I learned: the ground doesn't care about your prototype. Every lot tells its own story, and that story usually involves hiring engineers, adapting plans, and navigating site-specific realities.

Are these CMHC packages valuable? Absolutely. Will they solve the housing crisis? Not on their own.
We need these tools PLUS:
✓ Real zoning reform
✓ Streamlined permits
✓ Affordable land access
✓ Better municipal coordination

Templates are one piece of a much bigger puzzle 🧩

Cultural Vandalism...Have you ever felt heart-broken after a property viewing? 💔

Last week, I showed a "completely renovated heritage gem" in The Annex. $2.7M. Stunning Victorian exterior.

When we walked inside, a lot of the original craftmanship details had been replaced with the open concept beige-fever dream.

My clients said "This is lobotomy. They kept the shell and threw away the soul."

This got me thinking about what we're really preserving when we say "heritage renovation." These aren't just houses, they're 150+ years of Toronto's architectural story, crafted by artisans whose skills you literally cannot find today.

Hand-carved newel posts that took craftsmen weeks to create. Original crown moulding with profiles that are now extinct. Room proportions designed for how people actually lived in different eras.

These two heritage homes prove you can honour original architecture while creating spaces that work for modern living.

Why that $2M Toronto condo has the same kitchen island as every other $2M condo

POV: You've just toured 6 condos in the $2M range and they ALL had the exact same kitchen island 🏝️

Me walking into condo #1: "Wow, this white quartz waterfall island is gorgeous!"

Me walking into condo #6: "Sir, this is a Wendy's"

Dear developers: Your buyers are dropping $2M+...maybe... just maybe... they deserve something that wasn't copy-pasted from the last 47 buildings you built? 👀

The kitchen is the most expensive part of the space.

Every. Single. Unit. Had:
✅ The same white quartz island (I'm convinced there's only one supplier in Toronto)
✅ Porcelain subway tile backsplash laid VERTICALLY (because horizontal was apparently too mainstream?)

Is this the $2million condo starter pack?

Buyers who pay $2M+ deserve better than cookie-cutter luxury. What's the reason to choose YOUR building over the one next door?
