If you’re feeling anxious about leaving a project or portfolio, it’s a clear sign you shouldn’t jump into a new venture just yet. There’s only so much time, attention, and energy you can invest, so prioritize the projects that need your immediate focus.

Venturing into a new market or diversifying too early can expose you to unnecessary risks. You can’t effectively manage your current portfolio while simultaneously learning a new market.

Stay focused, stabilize what you have, and ensure you’re ready before making the leap!

Establish a process for testing potential tenants! One effective method is to schedule a Zoom call for an interview. If they don’t show up, that speaks volumes about their reliability.

If a candidate can’t make it to a simple meeting, they likely won’t be the compliant tenant you want. Trust your instincts—set the bar high for your future renters!

Diversifying your investment portfolio is critical to negate risks. When you’re into real estate investing, you’re taking on a certain amount of risk because you never know if your investment is going to pay off. When you diversify by investing in different properties or different markets, you reduce your risk by spreading out your investment.

When calamity comes, and one area of your investment gets significantly affected, you still have other areas that you can rely on. It’s essentially not putting all of your eggs in one basket.

Start by asking about their budget. If it’s below what your property is worth, that’s a red flag! Don’t settle for less—be strategic in your questioning.

Encourage them to do a bit of work to demonstrate their commitment and reliability as tenants. The right questions can help you find compliant and responsible renters.
