Canada Is Looking Beyond the U.S.
As someone who’s built a career on understanding shifting market dynamics in the GTA, I’m watching Canada’s expanding focus beyond the U.S. with real interest. Strengthening economic ties with Europe could mean a lot more than just trade—it opens the door to new investments in energy, AI, critical minerals, and infrastructure. For those of us who value long-term relationships over quick transactions, a broader international network might redirect capital and present fresh opportunities, not only for businesses and investors but for major infrastructure projects as well. Where Canada chooses to build these new partnerships could be the driving force behind our next chapter of growth—well beyond our traditional ties to the south.

Ontario Condo Closings Face Value Gap
Condo closings in Ontario are revealing a significant gap between contract prices and current market value, with some buyers now finding themselves owing up to 30% more than what their units are actually worth. This situation has led to many deals falling through — banks are only willing to advance mortgages based on today’s appraised value, not the price agreed to years ago, which is leaving some purchasers without enough funds to close. The extended timelines between signing and closing, driven by pre-sales, lengthy approval processes, and ongoing labor shortages, have given market conditions plenty of time to shift, often not in buyers’ favor. In the hotter seller’s market, developers were sometimes able to cancel agreements when their costs increased, which caught the attention of the province and led to talk of new penalties and more oversight. For buyers, navigating these contracts is no small feat, with only a 10-day cooling-off period or a missed occupancy date offering any real out. As someone who believes in building lasting relationships and who understands the nuances of the GTA market, I know how important it is to approach these transactions with both diligence and a strategic mindset.

GTA Homebuyer Competition Weakens Further
Buyer competition in the GTA continues to ease, with only 2% of neighbourhoods seeing overbidding in Mid-Q3 compared to 3% in Early-Q3. Out of 267 qualifying neighbourhoods, an overwhelming 97% were underbid and just 1% sold at asking price—making bidding wars a rare event lately. The pricing gap between condos and single-family homes is also shrinking: 95% of single-family neighbourhoods and 98% of condo areas saw homes sell below asking. An economist recently described this as one of the GTA’s quietest market stretches, a trend that’s led to less buyer pressure. Of the 4,200 homes sold in Mid-Q3, 79% closed below asking, a slight increase from 78% early in the quarter. As someone who’s built a business around relationships and market insight, I see these shifts offering buyers an opportunity to negotiate confidently and thoughtfully—just the kind of market where skilled strategy makes a difference.

GTA Homes More Affordable as Prices Dip Below $1M
August brought a modest 2.1% dip in GTA home sales, with 5,057 transactions and average prices sliding 2.7% to $993,410—benchmark prices are also down 4.5%. While the slowdown reflects the usual seasonal pause, it’s worth noting that affordability is showing signs of improvement. My approach always centers on building strong relationships and leveraging deep market insight, especially as conditions shift. Understanding these trends is essential for anyone navigating the GTA market right now.

Durham Region Homes Remain Affordable at $819,569 in August
In August 2026, the average home price in Durham Region settled at $819,569—a 1.8% dip from July and 4.8% lower than last August. Home sales also saw a 10.9% decrease, while active listings slipped by 8.4%. Yet, stepping back and considering a broader window, prices are still up more than 51% since August 2016. Navigating these numbers takes both perspective and insight. I’ve always believed that understanding the market’s cycles—and building genuine relationships, not just closing transactions—makes all the difference for my clients across the GTA.

Unique Home Type Offers Affordable Opportunities in GTA
With my focus on real relationships and a deep understanding of GTA market dynamics, I’m seeing a clear trend: small condos under 500 sq ft are currently depreciating at twice the rate of other property types in the Greater Toronto Area. Average home prices have slipped 2.7% to $993,410, with condos now averaging $617,593. Most condos—especially the smaller, investor-targeted units—are selling below list price, likely a result of oversupply. For clients considering their options, it’s a time to look beyond the headlines and make informed decisions grounded in real market data.

Canada’s Housing Recovery Won’t Be a Boom
While Canada’s housing market has been moving toward recovery since early Q2, it’s important to set realistic expectations about what lies ahead. Recent improvements in resales and inventory, along with prices that are either stabilizing or easing at a slower pace, signal a shift — but not a boom. According to the latest bank forecasts, 2026 may see home resales dip by around 4% to 453,200, with benchmark prices slipping about 2% to $794,200. Looking ahead to 2027, projections suggest a 7% uptick in resales to 483,600 and a modest rise in benchmark values—less than 1%—to $800,700. This points to a market finding its footing, rather than racing ahead. One significant factor: pent-up demand. The bank estimates that more than 400,000 Canadian households may have delayed forming since 2019, many waiting for the right moment to buy. The path forward will depend heavily on affordability, steady economic growth, and renewed buyer confidence. However, with rates likely having bottomed out and the potential for global trade tensions to create some noise, it’s clear that a cautious, well-informed approach will be essential. My approach has always focused on understanding the rhythms of the GTA market, offering strategic insights rather than simply chasing trends. In times like these, experience and strong relationships truly matter.
