I keep hearing the same thing this spring.

The market is dead. Wait until next year. Nothing is moving.

But here’s what I’m actually seeing.

Homes are selling. Average GTA sale price is back above a million. Sales jumped 18 percent last month. And here’s the part nobody is talking about: there are more than 100,000 buyers across the GTA quietly sitting on the sidelines, all watching, all waiting for someone else to move first.

So no, the market isn’t dead. It’s just quiet. And there is a real difference.

The buyers I’m working with right now are doing something they haven’t been able to do in nearly a decade. They’re negotiating. They’re including conditions. They’re sleeping on it before they make an offer.

That alone is a gift the last cycle never gave us.

The April market numbers just dropped and I wanted to share what stood out to me.

Across the GTA, home sales were up 7% compared to last year. Prices ticked down a bit (about 5%), and fewer people listed their homes (down 9%). What does that mean? Buyers are quietly coming back, but sellers haven’t rushed in to meet them. So that little cushion buyers have been enjoying? It’s slowly shrinking.

A quick peek at our two markets:

Toronto: The average home sold for around $1.09M and most went under contract in 29 days. Condos are still where most of the action is happening.

Oakville: The average is closer to $1.63M, with detached homes leading at over $2M. Lots of choice, room to negotiate, and the well-priced homes are moving.

If you’ve been waiting for the “right time” to buy, that little window of leverage might be a bit smaller in 60 days. And if you’ve been thinking about selling, the buyers really are out there. They’re showing up at open houses again.
