Recently, I had a real situation while leasing a condo.

The owner decided to repaint the bathroom himself and chose a deep blue colour.

When we found a tenant, one of the tenant’s first questions was:
“Would it be possible to repaint the bathroom in a neutral white colour?”

The owner was, to put it mildly, surprised. He honestly couldn’t understand why. 🤦‍♀️

But the tenant insisted and even offered to pay for it himself — he only asked for permission. In the end, the owner agreed.

And honestly, it made me smile a little. Not because of “I told you so,” but because this situation once again proved that colour really does affect how people perceive a property.

What looks beautiful to one person may look outdated, cold, or too personal to someone else.

Colour preferences change. And if you are preparing a property for sale or rent, it is better to choose not only what you personally like, but what is easier for most buyers or tenants to connect with.

According to professionals and colour trend reports, including Benjamin Moore Colour Trends 2026 and Sherwin-Williams Color of the Year 2026, the market is moving toward warmer, softer, more natural, and calmer tones.

Benjamin Moore selected Silhouette AF-655 — a deep shade with a warm brown-charcoal base.
Sherwin-Williams selected Universal Khaki SW 6150 — a versatile warm neutral.

For selling or renting, the most recommended colours are often:

warm white
soft greige
light beige
sage green
natural earthy tones
calm neutral colours

What to be more careful with:

cold blue-grey — it already feels less current
very bright pure white
dark accent walls — they can make the space feel smaller
bright “personal” colours
overly trendy colours

The main goal is not to make the home or condo look “without character.”

The main goal is to make the space feel fresh, clean, warm, and neutral — so the buyer or tenant can easily imagine themselves living there.

It seems like it’s just paint colour.
But it’s not “just” colour.

Home prices may be softer.
But your mortgage payment can still stay high.

Why?

Today, I don’t think it’s enough to look at the real estate market through only one question:

“Have prices already dropped, or will they drop more?”

By the way, the market across the GTA feels noticeably more active compared to last spring.
But that does not change the main question for many buyers:

🧐 How much will this home cost me every month?

Real estate is affected not only by supply and demand, the number of listings, and buyer activity.

It is also affected by the broader economy: inflation, bond yields, oil prices, interest rates, and geopolitical uncertainty.

At first glance, it may seem like:

What do oil prices, the Middle East, or global politics have to do with a home in Toronto, Etobicoke, Mississauga, or Vaughan?

But there is a connection.

When the world becomes more uncertain, especially in regions connected to oil and gas, markets start pricing in a risk premium.

Even if oil prices come down a bit, uncertainty does not disappear right away.

And that can affect inflation expectations, bond yields, and fixed mortgage rates.

The Bank of Canada influences the overnight rate,
but fixed mortgage rates are often tied to bond yields.

So we can have a paradox:

home prices have already become softer,
the market feels more active,
buyer interest has noticeably increased
— at least from what I see, as May statistics are not out yet —

but the monthly mortgage payment still remains high.

That is why the market can still feel cautious, even when prices look more attractive.

Today, real estate is not only about location, square footage, and asking price.

It is also about inflation, oil prices, global risk, interest rates, and confidence.

And the main question today is not only:

“How much is the home?”

It is also:

“How much will this home cost me every month?”

🧐 So, what is happening in the market today?

The market feels noticeably more active compared to last spring.
Actually, much more active.

But behind all this renewed activity, the biggest question is still affordability.

Lately, downsizing has become one of the most emotional topics in real estate.

And very often, what people need is not sales pressure, but a calm conversation and a clear plan.

The reasons are different for everyone.

For some, the house has simply become too big.

(Too many stairs, too much cleaning, maintenance, expenses, and empty rooms.)

For others, their lifestyle has changed, and things that once mattered — a great school nearby or easy access to transit, for example — are no longer priorities.

For some, the cost of owning and maintaining a home has become too expensive.

Yet despite all of this, taking the first step and entering the market can still feel intimidating.

Common concerns I hear include:

• Selling and not finding anything suitable
• Getting stuck between selling and buying
• Losing a familiar lifestyle
• Regretting the move later
• Feeling overwhelmed by everything involved in the moving process

And then there is the classic question:

“What do we do with everything in the basement?”

And honestly, all of these concerns are completely normal.

Especially when you have spent decades in a home, raised children there, and built a lifetime of memories.

But downsizing today does not necessarily mean a lower quality of life.

Very often, it can mean the opposite:

A simpler, more comfortable lifestyle with fewer responsibilities and less stress.

And perhaps most importantly, downsizing does not have to happen suddenly.

What often helps reduce anxiety and uncertainty is having a clear plan:

• Understanding the current value of your home
• Exploring options before making any decisions
• Calculating future expenses and monthly budget requirements
• Determining what type of home truly fits your lifestyle today

Sometimes those conversations lead people to move forward with a move.

Sometimes they realize they are happiest staying exactly where they are.

And that is a good outcome too.

At least the uncertainty is gone, and the decision is made with confidence.

The most important thing is to make these decisions calmly — not out of fear, and not because of pressure from the market.

Tomorrow is May 1st!

My favorite month of the year.

What could be more beautiful than the colors of this season — lily of the valley, lilacs… I just love it.
There’s something so soft and calming about spring.

It feels like everything is finally starting…

Cherry blossoms are almost at peak in High Park 🌸
They’re saying peak bloom is expected right around May 1st.
I look forward to this delicate beauty (and that subtle scent) every year.
For me, it always feels a bit like a bride’s veil.

And this year, I’ve decided —
I’m finally going to go see the tulips 🌷

For years I’ve heard about it, read about it…
but somehow never actually went.

Now I’m choosing between:

👉 JP Niagara Tulip Experience
(heard the fields are huge and absolutely beautiful)

👉 Pingle’s Farm Market
(closer to Toronto and you can pick your own tulips)

Homes with basement apartments are in high demand right now — for rental income or extended family living.

👉 One question I hear often:

What’s better: a walk-out basement or a separate side entrance?

Many people assume walk-out is always better because of the extra light.

And yes, walk-outs have great advantages:

✔ More natural light
✔ Feels less like a basement
✔ Backyard access
✔ Often feels larger and more modern

But if the goal is renting out the basement, a separate side entrance is often more practical:

✔ Private entrance for tenants
✔ More convenient in winter
✔ Better privacy
✔ Usually easier day-to-day living arrangement

Important note: not every walk-out is ideal — sometimes access is only through the backyard.

👌 For rental income: side entrance often wins.
👌 For family use: walk-out can be excellent.

What would you choose? Walk-out or side entrance?
