After months of calm, competition is returning to the market — and fast. In September, 8% of GTA neighbourhoods with 5+ home sales saw properties sell over asking, up from just 1% in August. The momentum is being driven largely by single-family homes, where 1 in 10 active areas are now back in overbidding territory.

While hot spots are heating up in Toronto’s east and west ends — including Danforth, Riverdale, Dovercourt Park, and Harbord Village — even midtown areas like Yonge–Eglinton and Mount Pleasant are showing renewed interest, with more buyers re-entering the market and competition starting to stir beneath the surface. Condos remain the exception, with 98% still selling below asking, offering buyers room to negotiate.

📊 GTA Market Update: Sales Rising, Prices Easing

Home sales across the Greater Toronto Area climbed 8.5% in September, with 5,592 homes sold, showing steady buyer activity after months of slowdown. At the same time, the average sale price fell 4.7% to $1,059,377, and the benchmark price dropped 5.5%, showing more balance in the market.

Active listings jumped nearly 19%, giving buyers more choice, while a recent Bank of Canada rate cut to 2.5% is helping lower borrowing costs and bringing more buyers back into the market.

This shift creates opportunity on both sides — buyers can negotiate, and sellers can still attract strong offers before conditions change again.
