Toronto Housing Market Moves Toward Balance
As someone who’s worked with buyers and sellers across the GTA for over 18 years, I’m seeing Toronto’s housing market move toward a more balanced footing this early Q3. Sales hovered around 6,000 transactions—down just 1% from last year—while new listings dropped 18% to about 14,500. This narrowing supply-demand gap is bringing the market closer to equilibrium. Seasonally adjusted, we saw sales tick up from late Q2 even as available listings declined, and the average sale price stabilized near $1 million, about 5% lower than last year.

What does a balanced market feel like? Homes are selling closer to their asking prices, negotiations are more typical, and neither buyers nor sellers have an overwhelming advantage. Freehold properties are showing the most balance, while condos remain more buyer-influenced. Buyers seem to have settled into current borrowing realities, and sellers are adjusting expectations accordingly. As listings tighten and prices level out, these steadier conditions could encourage more buyers back into the market, making timing less of a worry. Whether you’re thinking about your next move or exploring investment opportunities, understanding these shifts is key to making confident decisions in today’s evolving landscape.
