What does “firm offer” mean, and when is it too risky?�A “firm offer” means you are waiving all your conditions, like financing and inspection. It’s a powerful offer because it gives the seller 100% certainty that the deal will close. For a buyer, it’s extremely risky because you’re on the hook for the purchase even if you can’t secure your mortgage or if an inspection uncovers a $30,000 foundation repair. We would only ever consider a firm offer if you have a fully vetted, rock-solid financing plan and have done a pre-offer home inspection. In most cases, I advise keeping your conditions to protect what is likely the biggest financial decision of your life. There are ways to be competitive without taking on unnecessary risk.

What happens if the inspection reveals major problems?
First, don’t panic! Let’s break this down in real life terms - no panic, no confusion.

If the inspection comes back with major problems, the first thing I tell my clients is: this is actually good news.
Not because the issues are good… but because now you know about them before it’s too late.
This is exactly why we include an inspection condition in your offer.
It’s there to protect you from buying a home with hidden problems.
Once we get the report, we don’t just skim it - we go through it together.
We separate things into two groups:
- small stuff (like maintenance or future upgrades) - serious issues (structure, roof, foundation, plumbing, electrical). Then we look at your options - and this is where strategy comes in.
You can ask the seller to fix the issues before closing. Or ask for a credit (money back) so you can handle repairs yourself. Or we can renegotiate the price, so you’re not overpaying for a home that needs work.
And here’s the part many buyers don’t realize…

If the problems are too big and the seller isn’t willing to cooperate, you can walk away from the deal and get your deposit back. You’re not stuck. You’re in control.
A lot of people see inspections as “bad news.” Smart buyers see it as leverage and protection. At the end of the day, the goal isn’t just to buy a home - it’s to make sure you’re making a smart financial decision.
