GTA housing market tightens in July
July 2026 brought a noticeable shift in the GTA resale housing market. We saw home sales dip by 0.9%, with new listings taking a larger step back at 17.8%. Condo sales held nearly steady, down just 0.1%, while townhome sales dipped 2.7% overall—but interestingly, Toronto itself recorded an 8.7% jump for townhomes. Both average prices and the Home Price Index edged down as well. We're seeing Toronto real estate move closer to a balanced market. In early Q3, sales dipped by about 1% year-over-year to roughly 6,000 transactions, while new listings dropped by around 18% to 14,500—meaning the gap between supply and demand is narrowing. Looking at the seasonally adjusted numbers, sales have picked up since late Q2 even as listings declined, with the average selling price steadying near $1 million, down about 5% from last year.

A balanced market is one where neither buyers nor sellers hold a clear advantage: properties tend to sell closer to their asking price, and negotiations start to feel more typical on both sides. Right now, experts are noting that Toronto's freehold segment is showing more balance, while the condo market still leans toward buyers. Many buyers seem to have adapted to today’s borrowing costs, and sellers are aligning their pricing with the current landscape.

With fewer listings and prices leveling out, these steadier conditions could encourage buyers who’ve been on the sidelines to re-enter the market—especially as confidence grows and timing the perfect moment becomes less of a concern.
