Even if you have a pre-approval, you don’t have a mortgage yet. A pre-approval merely states that you qualify if nothing else changes.

Opening another credit card, making a big purchase, or not paying off your entire credit card balance can change your credit rating and make you ineligible to buy.

💥Changing jobs
A lender wants to make sure you have a stable income. If you have a new job or regularly change jobs, this isn’t considered stable. So wait until after you’ve moved into your new home to change jobs or make any other big changes in your life.

💥Not hiring a real estate agent
Searching, looking at, and making an offer on a home aren’t as straightforward as it looks.

A good realtor will save you time when you house hunt, look out for pitfalls you can’t see as a first-time homebuyer, negotiate for the best price, and have your best interest at heart.
