A first home, a new chapter, and so much to celebrate! 🏡🔑

One of my favourite parts of being a real estate lawyer is helping first-time buyers feel informed and supported through such an important milestone.

Having a good team by your side makes a difference. Your realtor, mortgage professional, and lawyer each play a role in guiding you from the offer to closing day.

As your lawyer, my role includes helping you understand what you are signing, your rights and obligations, and the legal and financial commitments that come with your purchase. You should feel comfortable asking questions and confident that you understand the answers.

🏡 1% ownership can carry much greater risk!

Thinking of helping a friend, relative or partner qualify for a mortgage? Before you sign, make sure you understand the responsibilities you are taking on, and what happens if circumstances change.

Consider:
🔑 Who contributes the down payment and pays the expenses?
🔑 Who is entitled to the property’s equity and profits?
🔑 What happens if someone wants to sell or cannot keep up with payments?
🔑 How will you eventually exit the arrangement?

A trust agreement or co-ownership agreement can help clarify ownership, responsibilities and expectations. Getting advice before committing can help prevent costly disputes later.
