Affordability pressures are reshaping the GTA in 2026.

The region is losing approximately 80,000 residents annually to other parts of Ontario and Canada. At the same time, 66 per cent of young Ontarians aged 18 to 34 say they are likely to leave the GTA within the next five years. These migration patterns are influencing both ownership and rental demand across the region.

Mortgage rates hovering near 6% are pulling buyers back into the market, and January can give your clients a meaningful edge. Buyers who purchase a 1,500-square-foot home this month could save an average of $23,000 compared with buying in May, according to LendingTree.

"I've tracked markets for that past 15 years and my clients who get the best prices have purchased in December or January," Matt van Winkle, real estate agent with Compass, tells Realtor.com. "During those months, sellers who are still on the market are more motivated and usually there is less competition."

LendingTree analyzed 2024 home prices throughout all 12 months, and found that May was the priciest month for homebuyers—at a median of $194.20 per square foot. January’s median was 8% lower at $178.60, while February’s was 5.4% lower at $183.70.

We commend the Ontario government for announcing a full rebate of the 8 per cent provincial HST for first-time buyers purchasing newly built homes valued up to $1 million. This aligns with the federal government's decision to remove the 5 per cent GST for first-time buyers. TRREB and our housing coalition partners have long advocated for both governments to modernize the tax system, and it represents real progress toward tackling housing affordability challenges while helping first-time buyers save up to $130,000 on new homes.
