Fall is officially here! 🍂

We’ve had a slower fall market than usual with sales down 6.1% compared to 2025, with an average of 33 days on the market to sell a home. The average still sits over $1M.

Condos remain an opportunity to get great value at an average of $640,248 in Toronto for a condo. Certain pockets are offering better opportunities than others. Lofts still gain more traction than traditional condos.

Pre-construction projects for Townhomes remain popular especially with notable builders in Oakville and Mississauga. Some projects selling out within a few days.

Homes are still fairly competitive in neighbourhoods like Roncesvalles, Queen West, And Leslieville/Beaches with multiple offers on homes.

The properties with minimal competition still are the fixer uppers or properties that need some updating but still have solid bones. 🦴

The turn key renovated properties are selling quicker.

Congrats to my landlord client on us finding some lovely tenants for this new space. Brand new building, great amenities and access to the downtown core!

As a first time landlord, it was important to find reliable, qualified tenants for his unit, it was a perfect fit all around.

Congrats to some amazing tenants too on their new journey here in Toronto.

If you or someone you know is looking for a new home here in the city, or support in listing their home it in the best condition possible, feel free to reach out.

RLPS 2026 Kickoff | Advantage Group Real Estate

What a great opportunity to be in a room full of movers and shakers.

Real Estate is an industry where YOU make the choice every day as a self employed business owner how much effort you put in. That’s not determined by any outside source, that’s a question for your self when you look in that mirror every day.🪞

We’ve been growing this real estate team this year at a new brokerage and have chosen quality over quantity with both our clients and teammates.

With 70,000+ Real Estate Salespeople in Ontario, we could choose to attract just anyone, BUT our tribe is a certain type of self-starter/go getter with genuine compassion for others and a heart of gold, willing to learn and be coachable.

Many folks are choosing to re-evaluate their businesses in year 5 of a downturn, and if you or an agent you know is looking for a system to plug into, support that helps them focus on growing their business and sharpen their sales skills, send me a message and we can connect.

We’re beyond excited for 2026/27 and what’s to come for us! 🏡

Congrats to my lovely client on this fantastic new space. Slowly getting the family all living in the same neighbourhood, now the siblings can hang out just a quick walk from each other. 😊

There truly are some beautiful units in Toronto’s east end! 🏠

This August, the Greater Toronto Area continued to see less homes coming to market with new listings down significantly compared to last year.

At the same time, sales were also slightly lower, as buyers in some areas had less choice.

There were 5,057 homes sold in August, down 2.1% from August 2025. More importantly, new listings fell 14.1% to 12,075, meaning the supply of available homes continues to tighten. In Toronto proper sales were at 1767 homes with an average days on market of 35 Days.

We’re starting to see a more balanced market starting to place out with homes, whereas condos continue to be an area of opportunity for buyers.

If you’re curious what your best move should be for the fall/winter season or planning for next spring, feel free to reach out to myself or the team.

This was a quick one! ☝️

My lovely client and her family came through our website simply browsing homes and we ended up chatting about the rental market. 🏡

We went out to see a few homes, was able to meet her brother, mom and grandma, a family affair. 😊

In the end we found the perfect place for her in the east end in a great building, where we’ll soon be finding the rest of her family a condo to buy in the same area. The best part about this job is when clients become friends. 🥳

Excited for your new journey in this space.

A quick spontaneous trip to Saskatoon to surprise my mom and dad. 🙂🎉

A walk down memory lane, realizing how much life has changed since moving to Toronto. I wouldn’t change it for the world, but truly grateful for Saskatchewan. 🌾

You taught me how to have a kind compassionate heart.

Till next time! ✈️
